How long does it take to get the first booking?
If your property is fully furnished, well-maintained, and equipped with all the essential amenities, we can start hosting guests within a few weeks. Once we take photographs and create a listing for your property, we will promote it aggressively by offering competitive pricing to attract a steady flow of bookings and positive reviews. This will enhance the ranking of your property in search results, resulting in increased bookings and a steady source of income in the long run.
How is the cleaning and laundry dealt with?
We collaborate with professional cleaning and laundry contractors to manage these services. Our cleaners are paid a living wage and work closely with us on every booking to ensure exceptional quality. We conduct an initial inventory of the property's items, and our contractor meticulously documents each stage of the cleaning process. All linens are professionally laundered, dried, and pressed, just like a hotel, and are ready to be delivered to the property. We are dedicated to providing guests with outstanding experiences, and cleanliness is a crucial component of this commitment.
How do guests check in?
Guests can check in seamlessly and effortlessly with the help of automated systems that have been put in place. These systems include the use of lock boxes which are required by Airbnb to ensure that hosts are "business ready" and can maximise occupancy rates. A lock box is a small, secure metal container that can be accessed using a combination lock. Prior to their arrival, guests will receive communication of how to gain access to the lock box.
What happens if my property gets damaged?
Airbnb offers hosts a Host Guarantee programme that provides coverage for damages up to £600,000. If any claims arise, Guested will assist you, however, the final decision regarding compensation lies with Airbnb. Additionally, we provide an optional insurance add-on with Guardhog that can protect your property for bookings made on all other platforms.
How much are your services?
The cost of managing Airbnb properties may vary among different companies, with typical rates ranging from 12% to 25%. At Guested, we have a flat commission rate of 14% and a one-time onboarding fee of £195. This fee covers several critical services, including professional photography, creation of high-quality content for listings, installation of a secure key safe on the property, and setting up the property on Airbnb.
Are there any hidden costs?
No, we do charge an initial onboarding fee of £195. This fee covers the expenses associated with creating your personalised listing, as well as photography, copywriting services and, if necessary, installing a key lock box.
Are there any other costs to consider?
Whether it's toiletries or cleaning products we will replace them in your home only when they run low. The cost of each item will be added to your invoice at the end of every month.
